A Gippsland house with a private beach, skate ramp and bus decked out as a luxury guesthouse is making waves among buyers.

Named “Ozean”, the five-bedroom pad at 54 Treadwells Rd, Inverloch, is being sold with a $3.2m-$3.5m asking price.

Ray White Inverloch principal Fiona McMahon-Hughes said the 1.18ha property was one of a rare few to hold a title that extends into the ocean.

“It is a very unique spot,” Ms McMahon-Hughes said.

“There’s not many spots in Victoria and Australia where the title goes into the water.”

The owners have installed a fire pit and sitting area near the sand to take advantage of the water feature.

Their entertaining set-up also includes a pizza oven, bar and the skate ramp near a large shed, built for their children to enjoy.

A drivable bus, retrofitted as a “luxury” spot for guests to sleep in, is being sold with the property.

The owners purchased the house in 2017 and had “significantly transformed” it through major internal changes, Ms McMahon-Hughes said.

She said the “very private” property had been wowing buyers.

“There have been huge reactions,” she added.

“Always in the kitchen or lounge area or main bedroom, it’s just amazing to be right on the water, or even picture yourself in the bathtub reading a book.”

Other drawcards include sheds, a chicken run, three bathrooms, a kitchen featuring concrete benchtops and an open plan living area with timber floors and wool carpet.
